The real estate bubble era we will probably never see again, so we have to do a realistic assessment of our assets and plan accordingly. You shouldn't assume there will be enough profit to do a buy-in @ CCRC or maintain condo fees for the long term. For those boomers or in their 70's who bought in the go-go real estate years and now have negative equity, selling may not make sense and they are better off doing a mortgage default and renting. I know of people who are at 120% loan-to-value and why they should keep paying their mortgage makes no sense to me. If the economic downturn trend stays and holds, I think you are going to see a large # of boomers move to places like Cuenca, Montevideo or San Miguel.
